One Family Crew for Nederland Land and Dirt

We do land clearing in Nederland, TX, to get overgrown lots and small tracts ready to build on. Nederland sits on State Highway 347 and US 69/96/287, seven miles southeast of Beaumont in eastern Jefferson County. Dutch settlers came here in 1897, and in time the town grew into a city of homes. Our company has worked out of Buna since 1990, and the Beaumont side of Southeast Texas is ground we work.

The dozer does the lot clearing, and the forestry mulcher handles brush clearing along fence lines and ditch banks. Then we build house pads and mobile home pads up out of the wet with fill that is brought in. The fill goes down in layers, gets packed with the tracks and is crowned so rain runs off the pad. Every job starts with a free on-site estimate, where we come look at your ground and plan the work.

Why does water sit on Nederland lots after a rain?

Nederland is part of Jefferson County Drainage District No. 7, or DD7, with Port Arthur, Groves and Port Neches. DD7 says two thirds of the district sits below five feet above sea level. It also says 60 to 70 percent of the district drains to Taylor's Bayou. On ground that low, rain needs a clear path off each lot, or it stands in the yard.

NOAA normals for the Port Arthur airport station show 62.13 inches of rain in a normal year. August is the wettest month there at 6.89 inches, and February is the driest at 3.09 inches. USDA first described Beaumont clay from a Jefferson County site, and it runs 42 to 60 percent clay. It is poorly drained, so on that clay we grade the yard to move water off across the top.

What city rules touch dirt work in Nederland?

Nederland takes part in the National Flood Insurance Program, and its Inspection Department is the floodplain administrator. In a mapped flood hazard area, a new home's lowest floor must sit 18 inches above base flood elevation. Two elevation certificates from a licensed surveyor prove it, and the department checks the flood map for people who ask. Ask about your lot first, and we build the dirt pad to the height your plan calls for.

A new home permit needs a drainage plan that sends roof and surface water to the city's drainage system. It must do that without draining onto adjacent property, and our guide explains Texas law on water between lots. Construction sites of 5 acres or more need a city storm water permit and a TCEQ Notice of Intent. Those sites also need silt fencing and a rock entrance, or another method the building official approves.

What our three machines do on a Nederland lot

The dozer clears the lot, pushes up the pad and shapes a gravel drive in from the street. The excavator digs and cleans ditches on your land and sets culverts under drives. Before a culvert goes in a street ditch, check with the city's Public Works. The tracked forestry mulcher grinds brush and small trees along lot lines, and the keeper trees stay.

We do not pull permits, survey, engineer or do elevation certificates. A licensed surveyor does the certificates, your builder sets the floor height, and we build the dirt to that plan. A licensed installer sets a mobile home, and we do not pour slabs or run utilities. Texas law calls for a one-call notice at least 48 hours before digging, not counting weekends and legal holidays.

Questions From Nederland Property Owners

A few of the questions we hear most around Nederland. Don't see yours? Call us — we're happy to help.

Call (409) 289-0802

Do you do land clearing in Nederland, TX?
Yes, we clear overgrown lots and small tracts in Nederland and across Jefferson County. The dozer takes a lot down to workable dirt, and the forestry mulcher grinds brush along lot lines. We come from our base in Buna, and the on-site estimate is free. Give us a call to set a time.
How much does land clearing cost in Nederland?
The price depends on your lot, so we set it after a free on-site estimate. The size of the lot and how thick the growth is both change the job. Work after clearing, like a pad or a ditch, changes it too. Give us a call and we will come look at your ground.
How high should a house pad be in Nederland?
Your builder and the plan set the height, and we build the pad to it. In a mapped flood hazard area, city rules put a new home's lowest floor 18 inches above base flood elevation. Two elevation certificates prove it. Ask the city's Inspection Department which flood zone your lot is in before any fill goes down.
Do I need a DD7 permit for dirt work in Nederland?
Not for a single-family home on its own lot outside a subdivision, which DD7's 2019 rules exempt from DD7 approval. Work on or across a DD7 right-of-way, like a pipe or a change in water flow, needs a DD7 permit. DD7 also takes calls on large ditches and concrete-lined ditches. If your lot backs up to one, ask DD7 first.
Can you fix a Nederland yard that holds water?
Yes, when the shape of the ground is the problem. We regrade the yard so water runs off toward the street, and we fill the low spots. If the ditch in front of the house will not drain, DD7 says to call the city's Public Works. The best time for us to look is right after a rain.
