We handle land clearing in Bridge City, TX, for building lots and overgrown tracts in and around town. The town sits in southern Orange County and was first called Prairie View, for its spot on the coastal prairie. A cleared lot on prairie ground still has to shed rain, so we plan pads and drainage up front. Our company has worked out of Buna since 1990, and Bridge City is part of the Orange County ground we cover.
We clear lots to buildable dirt with the dozer, and the mulcher grinds brush along lot lines and ditch banks. Then we build house pads and mobile home pads up out of the wet ground. Fill is brought in and packed with the tracks, and the top is crowned so rain runs off the pad. Orange County is core ground for us, along with Jasper County, where our base in Buna sits.

NOAA says a normal year at the Port Arthur airport, across the Neches from town, brings 62.13 inches of rain. August is the wettest month there at 6.89 inches, and February is the driest month at 3.09 inches. USDA maps a soil called Beaumont clay on the Gulf Coast Prairie of Texas east of the Trinity River. That soil runs 42 to 60 percent clay, and USDA rates it poorly drained.
Where a lot has that clay, water moves through it very slowly and rain tends to sit on top. We give the water a path with yard and lot grading that slopes the ground toward a ditch. Where a drive crosses that ditch, a driveway culvert keeps the water moving under it. The best time for us to look at a water problem is right after a rain, while it still shows.
Bridge City has been an incorporated city since 1970, and it issues its own building permits. It also issues a mobile home moving permit, so ask the city before a home is moved in. If the work will disturb an acre or more in total, the city code calls for a storm water permit. The application goes to the city manager at least two working days before clearing and leveling start.
The city's flood rules adopt FEMA's flood study and maps for Orange County, dated effective December 16, 2021. Inside a mapped flood hazard area, the code counts filling and grading as development, which needs a floodplain development permit. The director of public works is the city's floodplain administrator and approves or denies those permits. Ask that office which flood zone your lot is in before any fill goes down.
Every job starts with a free on-site estimate, where we come look at your ground and plan the work. The dozer clears the lot and shapes the pad and the gravel drive in from the road. The excavator digs and cleans ditches, and it sets culverts where drives cross them. The tracked forestry mulcher grinds brush and small trees along lot lines, and the keeper trees stay.
A licensed installer sets a mobile home, and we do not set, level, block or anchor it. We do not pour slabs, run utilities, survey or pull permits, and your builder sets the floor height. Before any digging starts, Texas law calls for a one-call notice at least 48 hours ahead. Saturdays, Sundays and legal holidays are left out when you count those 48 hours.
